um...the khalitz description is actually "Reduce damage from Demon monster by 30%" not demon property attacks...there is no such thing
theres shadow prop atks but no demon prop
unless aro changed it cuz i checked on both roempire and ratemyserver so......id stick with the extra 5%

There are more Demon monsters (Gibbet, Hylozoist, Disguise) than Medium monsters (Dullahan, Disguise), thus:
Khalitz > Tirfing.
BUT the medium monsters do more damage than the Demon monsters, thus:
Tirfing > Khalitz.
Doesn't really matter if the monster does a special property attack or not. As long as it belongs to the race, there is reduction.
And...
Dullahans attack around 1k at max if you have 0 DEF.
Dulls special attack ignores DEF >.>
No, Dullahans can crit you, but that's not the special attack. That's just a normal elemental hit, ignoring Def and so on (like every crit).
There's a Dark/Shadow Elemental Hit, this one is not a crit, so it WILL be reduced by Def.
